Building Grade Adjustment
The grade is a factor that is intended to reflect an overall judgment of the quality of
workmanship and materials evident in a dwelling. Grade factors are established for all
residential properties and are applied as a multiplier to the base cost of the dwelling.
The grading process is based on appraisal experience and judgment.
The scale of factors runs from E- (lowest), E, E+, D-, D, D+, C-, C, C+, B-, B, B+, A-, A, A+, X-, X, X+ (highest).
A dwelling with a "C" grade represents a dwelling of average quality of workmanship,
architectural design and materials. It is the benchmark from which the grade is
adjusted upward or downward.
